"It is an express condition of this plat that the premises herein described shall not be conveyed or leased by the owners or any o the successors in title of the owners to any person who is not Caucasian; that neither the premises hereon described nor any structure erected thereon shall be occupied by any person who is not a Caucasian and that in the event the premises herein described shall be conveyed or leased by the owner or any of the successors in the title of the owners to any person who is not a occasion or in the event that said premises or any structure erected thereon shall be occupied at any time by a person who is not a Caucasian all deeds or conveyances from the owner or any successor in title to the owner shall forthwith become null and void and the property herein described shall forthwith revert to the grantor, provided homeowner, that such reversion shall be subject to any then existing encumberments."
