"No lot or lots or any interest therein may at any time hereafter be sold, conveyed, leased or transferred by a grantee or grantees or by any successor or successors in title of a grantee or grantees, either voluntary or by operation of law, to any person who is not a Caucasian, nor may any lot or lots or any improvement or improvements erected thereon, at any time hereafter be occupied in whole or in part by any person who is not a Caucasian, hereafter be occupied in whole or in part by any person who is not a Caucasian. (Excepting however persons employed as servants by Caucasians residing on the premises)."
