"No lot or lots in this subdivision or any interest, therein may at any time hereafter be sold, conveyed or leased or transferred, by grantee or grantees or by any successor or successors in title of a grantee or grantees, either voluntarily or by operation of law, to any person who is not a caucasian nor may any lot or lots in this subdivision, or any improvement or improvements, erected thereon or anytime hereafter, be occupied in while or in part by any person who is not a caucasian, excepting however personas employed as servants by caucasian residing on said premises."
