"It is an express condition of this plat that the premises herein described shall not be conveyed or leased by the owners or any of the successors in title of the owners to any person who is not a Caucasian; that neither the premises herein described nor any improvements erected thereon shall be occupied by any person who is not a Caucasian; and that in the event the premises herein described shall be conveyed or leased by the owners or any of the successors in title of the owners to any person who is not a Caucasian, or in the event that said premises or any improvements erected thereon shall be occupied at any time by a person who is not a Caucasian: all deeds or conveyances from the owner or any successors in title to the owner shall forthwith become null and void, and the property herein described shall forthwith revert to the grantor, provided however, that such reversion shall be subject to any then existing encumbrances"
